1. Acceptance of Terms

By accessing, browsing, or making a reservation through the Trose Properties website, you confirm that you have read, understood, and agree to be bound by these Terms & Conditions. If you do not agree, you must discontinue use of our services.

2. Company Information

Trose Properties (“we,” “us,” “our”) is a property management and accommodation booking company registered in the State of Minnesota, United States. Trose Properties acts solely as a booking facilitator and does not own or operate hotels, resorts, or third-party service providers unless expressly stated.

3. Eligibility

All bookings must be made by individuals 18 years of age or older with the legal capacity to enter into a binding agreement. Bookings for families and children are permitted; however, the booking party must be an adult and assumes responsibility for all accompanying guests.

​

4. Role of Trose Properties

Trose Properties facilitates reservations for hotels, resorts, and private accommodations. All on-site services, amenities, facilities, and operations are the sole responsibility of the hotel, resort, property owner, or management provider.

5. Booking Requirements

• All bookings must be completed at least 48 hours prior to the travel or check-in date

• All reservations are subject to availability and confirmation

• Once confirmed, bookings are final

Trose Properties reserves the right to refuse or cancel any booking that violates these Terms.

6. Accommodation Types & Destinations

Trose Properties exclusively offers:

• Deluxe Rooms

• Junior Suites

• One-Bedroom Suites

• Presidential Suites

Available in select destinations including Dubai, Mexico, and the Dominican Republic.

One private short-let luxury villa is offered in Brooklyn Park, North Minneapolis, Minnesota, and is accommodation only.

7. All-Inclusive Packages

Where available and explicitly stated, all-inclusive packages may include:

• Breakfast, lunch, and dinner at designated resorts

• Airport transfers

• Accommodation

All-inclusive packages do not apply to the Minnesota short-let property.

8. Payments

• Full payment is required at the time of booking

• Payments are processed through secure, encrypted third-party payment gateways

• Trose Properties does not store full payment card details

Failure to complete payment may result in cancellation without notice.

9. Pricing & Taxes

Prices are displayed prior to booking. Local taxes, resort fees, tourism levies, or destination-specific charges may apply and are the responsibility of the guest. Trose Properties does not offer price matching.

10. Cancellations & Refunds

All bookings are non-refundable and non-cancellable once confirmed.

No refunds will be issued for cancellations, no-shows, early departures, unused services, weather conditions, travel disruptions, or personal circumstances.

11. Booking Transfers

• Bookings may be transferred to another person

• Trose Properties must be contacted at least 48 hours before travel

• Transfers are subject to approval and updated guest details

• Transfers requested within 48 hours of travel will not be accepted

 

12. Changes & Modifications

Changes to bookings are not guaranteed and are subject to availability and property approval. Trose Properties has no obligation to approve modifications once a booking is confirmed.

13. Guest Responsibilities & Conduct

Guests agree to:

• Provide accurate booking information

• Comply with property rules, local laws, and regulations

• Refrain from illegal activity, excessive noise, parties, or disruptive behavior

Violation of house rules or laws may result in immediate termination of the stay without refund.

14. Damage, Loss & Property Liability

Guests are fully responsible for any damage, loss, theft, or excessive cleaning caused to accommodations, furnishings, fixtures, appliances, or property contents during their stay, whether caused by the guest, accompanying occupants, children, or visitors.

This applies to all properties, including:

• Hotels and resorts booked through Trose Properties

• All-inclusive accommodations

• The private short-let property in Brooklyn Park, North Minneapolis, Minnesota

Associated costs may be charged directly to the guest. Normal wear and tear excepted.

 

15. Travel Documentation & Insurance

Guests are responsible for:

• Valid passports, visas, and entry requirements

• Compliance with immigration laws

• Obtaining travel insurance (strongly recommended)

Trose Properties does not provide visa or insurance services.

16. Limitation of Liability

To the fullest extent permitted by law, Trose Properties shall not be liable for:

• Acts or omissions of third-party providers

• On-site service quality or conditions

• Travel delays, cancellations, injuries, losses, or damages

All on-site concerns must be addressed directly with the accommodation provider.

 

17. Indemnification

You agree to indemnify, defend, and hold harmless Trose Properties from any claims, damages, losses, liabilities, costs, or expenses (including legal fees) arising from:

• Your actions or omissions

• Breach of these Terms

• Damage to property

• Violation of laws or third-party rights

 

18. Chargebacks & Payment Disputes

By completing a booking, you acknowledge and agree to the non-refundable policy. Unauthorized chargebacks or payment disputes may be considered a breach of contract, and Trose Properties reserves the right to submit evidence, pursue recovery, and restrict future bookings.

19. No Warranty / As-Is Services

All services are provided “as available” and “as is.” Trose Properties makes no warranties regarding uninterrupted service, specific amenities, views, weather conditions, or third-party performance.

20. Right to Refuse Service

Trose Properties reserves the right to refuse or terminate service at its discretion, including for suspected fraud, policy violations, or misuse of services.

21. Force Majeure

Trose Properties is not liable for failure or delay caused by events beyond reasonable control, including natural disasters, pandemics, government actions, strikes, or travel restrictions.

22. Website Use

You agree not to misuse the website, attempt unauthorized access, interfere with platform functionality, or engage in unlawful activity.

​

23. Privacy

Personal information is collected and processed in accordance with our Privacy Policy, which forms part of these Terms & Conditions.

24. Severability

If any provision of these Terms is found unenforceable, the remaining provisions shall remain in full force and effect.

25. Entire Agreement

These Terms constitute the entire agreement between you and Trose Properties and supersede any prior communications or representations.

26. Electronic Agreement

By clicking “Book Now,” completing payment, or checking any acceptance box, you acknowledge that you are entering into a legally binding electronic agreement.

​

27. Governing Law

These Terms & Conditions are governed by the laws of the State of Minnesota, United States, without regard to conflict-of-law principles.

28. Updates to Terms

Trose Properties reserves the right to modify these Terms at any time. Continued use of the website constitutes acceptance of the updated Terms.
